Brandon condo development gets green light from council

Three units now planned for Braecrest Drive and 18th Street North

A condo developement on Brandon's north hill is essentially a go. City Council approved a plan for three units at the corner of Braecrest Drive and 18th Street North, down from Caddy Lake Development's initial proposal in 2012 of seven buildings.

A release from the city states "City Council heard from Ryan Nickel, Director of Planning & Buildings Department, and also heard from a representative of the Developer regarding the property located at 1230 - 18th Street North. The Public Hearing with respect to By-Law No. 7270 To Rezone Property Located at 1230 - 18th Street North was concluded. Following the conclusion of the Public Hearing, Council authorized Administration to amend the application for subdivision to reflect the amended zoning for the property.  

The original zoning application was to change the zoning from Residential Large Lot to Residential Single Detached, RLD Residential Low Density, and OS Open Space. The applicant proposed an amendment to the application to remove the Residential Low Density zoning. This amendment was approved later in the meeting by Council whereby third and final reading of By-law No. 7270 will be held in abeyance pending the execution of the required development agreement.  

Approval of the subdivision application is still pending, and will not be considered until the associated zoning by-law has been passed."

The changes to the larger development proposal were made after opposition from area residents who had concerns over issues of privacy, reduced green space, drainage and increased traffic.
